Today I did several @enkidevs workouts on #CSS and #interviewprep, finally actually finished the #HowToProgram video on Python Modules, typing up a #python program from the video which I hope to record an audio code walkthrough for.
Hoping to get more done today still. Overall, I've been pretty productive, due in part to using the #forestapp for #focus.
I've heard a number of people talk about how important it is to get used to reading other people's code, actually understanding it, and talking about it, so if I start doing these walkthroughs it will be to practice those skills.

UPDATE: The victim, a juvenile male, was pronounced deceased. No arrests at this time, the investigation is ongoing. The identity of the victim will be released by the Medical Examiner’s Office.

#Austin flipper: “Austin has an overinflated housing market that is compounded by elevated interest rates. This has resulted in a downward spiral in qualified buyers. The fix and flip market is pretty much gone. Prices in most areas are down about -30% or more in recent months.”
#Baltimore flipper: “We’re looking forward to a big 2023. I hate to say it, but a lot of it’s going to be on the backs of consumers with hardships, or circumstances where they have no other options. But that’s our bread and butter.”

#Dallas builder: “Hard costs continue to dip on average $3K-$5K per month. We are pushing back hard to lower our average labor and material costs. They must come down to reflect lower home selling prices.”
#Denver builder: “Almost all the home builders I am talking to are working on cost reductions. They range from -5% to -8% per plan.”

Home builder commentary from our survey this month was about as negative as I've seen to date. Here's some of the market color that jumped out...
#OklahomaCity builder: "Biggest challenge is your customers who just closed their home and see you drop prices by $30,000."
#Jacksonville builder: "Buying land at the top of the market and having to pull every incentive lever to sell is not a recipe for success. We'll cut starts ~60% to 70% in 2023."

One of the biggest things we're seeing nationwide is that MDA is being sold as MDMA with increasing regularity. MDA (sass) is dosed around 30-50 mg lower than MDMA. Taking too high of a dose of MDA or MDMA can increase your risk of overheating or electrolyte imbalance.
From #losangeles: Dipentylone sold as MDMA. Overamping (taking too much of) a cathinone - which are stimulants - may cause dangerous overheating. If you don't know you have it, you can't dose it, and we don't know the dose for dipentylone yet. bit.ly/3P8S6Sf

Court is starting shortly in the federal case against political prisoner #EricKing in #Denver, CO with presiding Judge William J. Martinez. The focus today is on selecting a jury.
