2100 S in Sugar House is a street reconstruction. It is thus a Complete Streets Ordinance mandate that @slcmoves @stretchtraffic add bike lanes to the street. Their survey was disingenous in that it gave 'Do Nothing' as an option. This muddles the issue. #saltlakecity 1/
@slcmoves @stretchtraffic Some residents that answered 'do nothing' (same as Leave as is) will be confused if bike lanes are added as required by SLC Code. Unfortunately, @slcmayor and @slcmoves have shown that they don't understand and won't follow their own law. See 100 S for example.
@slcmoves @stretchtraffic @slcmayor SLC continues to have this offensive language on their website: "A common misconception of the City’s Complete Streets Ordinance (and complete streets in general) is that it requires bike lanes to be included in every street the City builds or reconstructs."

Results from our survey of #FixAndFlip investors are in. The fix-and-flip market is clearly cracking: higher rates have shrunk the # of buyers + the # feasible deals. Buyers are also cautious about overpaying given falling prices (cutting into flipper margins).

Here's the chart where we asked land brokers if they've observed build-for-rent operators outbidding home builders on land deals in their market. 46% said 'yes' when we rolled it up nationally, and as high as 77% in the Southeast.
#Phoenix land broker: “A lot of speculators in the build-for-rent space that are tying properties up & going through entitlement process, then flipping the property for an increased price. Equity requirements for the build-for-rent projects are getting larger.”

#Charlotte builder: “Paused sales from mid-May to mid-June in all communities & will selectively release homes for sale in the last 2 weeks of June & coming months. Sales look lower vs. last month but was capped due to limited lot availability & no inventory.”

Here's May mid-month home builder channel check I hinted at earlier. Builders are pushing prices w/little pushback, though some starting. Some builders are using price escalators & highest/best offer. Many limiting pre-sales, shifting to spec, & pricing home later in build cycle.

A federal court convicted Lyman of a misdemeanor in 2015 and ordered him to pay $95,955.61 in damages.

He spent 10 days in jail
Lyman is currently making $100 payments each month. In October 2019, the court ordered him to turn over tax returns from 2017 to 2019 by May 1, 2020, determine his financial situation. That deadline came and went, as well as an extension, without the documents being turned over

The story includes important information like "Donald Trump's re-election campaign has rolled out new hats as the President aims for another four-year term in 2020" and "The hat, which is made in the United States, costs $25.00."
